@George Mastrosavas Oh no...why? What am I missing? I tried to look at all angles to make sure I wouldn't get burned any more than I planned for. I would not have looked into condos otherwise, but it obviously isn't the best condo, based on the price, but most of the places seem to either be rented or owned and sell fairly quickly if I needed to after the rehab.

@Tom Fidrych thank you Tom! That's kind of what I was thinking, but I didn't know how to search it's that was something legal. I called the title company and they said it would be about $1,900. Does that sound right? If I'm just trying to get my uncle's property in my name? I did run all my numbers :-) and I should at least break out even or make a few bucks, but it's worth it to me to get my uncle out of the situation. I'm just trying to spend the least out of my pocket that I can after getting him out of his mortgage payment.

Thanks Charles, but we don't have an attorney and it really should be a simple deal, I just don't know whatthe least expensive route is when you but from someone you fully trust.

I have a question as a NEWBIE...I am buying my uncle's condo to bail him out of a yucky situation. It needs a lot of work so he just needs his mortgage paid off $30k. I only have one property that I went through a realtor, but this is just a simple quick purchase. What exactly do I need to do that would be simple, cost effective and quick. I know I will need a contract, that I am sure I can find online, but then what? Sorry, the first rental I really didn't pay attention of the steps, because I got my hand held along the way, which I guess wasn't smart on my part! Thank you for your help!

@Alyssa Dyer We are looking to put our property back on the market for rent this week (that we actually bought from your team :) last year) and are wondering if we should get into section 8 this tie around. Do you know when choosing a rent amount can we go off of what I see on https://www.ok.gov/ohfa/docume... or do they only give what the comps are in the area? Any idea?

Hi there everyone, my name is Laura Lamberth and I have been a biggerpockets learner for quite some time now, listening to every podcast and webinar I can! I have wanted to buy properties for as long a I can remember (think cassette tape long ago lol) but never was brave enough to do so BUT I am ready! Mainly because my kids are adults now and showing an interest, so my daughter and I are taking our first step into the world of rentals!
Small fun fact about us...we love to bring smiles to others...we have a singing telegram business and dress up like hot pink gorillas, hippos wearing tutus or big yellow chickens and run around Oklahoma singing to people for special occasions bringing laughter everywhere we go!!
We are excited (and maybe a little nervous) to jump in and get started!
