I am looking to move my SEP to a self-directed IRA. Since it seems that recommendations change from year to year, I would love to hear what custodians are in favor right now. TIA.

My credit score is in the excellent range and the purchase price will be around $150K, however, I don't want to borrow personally if I don't have to. I would like to finance it through an LLC and provide the house as collateral.

I am looking at a single family house and would like to buy it in an LLC. I want to finance it through the LLC as a commercial property even though it is not a multi-family. Aside from hard money, is there money out there to do that? If so, what are the current interest rates and can I get a 30 year amort?
Thanks in advance

I tried to refinance a buy and hold that I purchased not quite 2 years ago and was told that I could only get 50% LTV if I didn't have it for 2 years yet. What is the delayed financing exemption everyone is talking about?
