What is the general feeling about investing in a vacation rental condo, with high occupancy rate, that is a leasehold property with about 30 years left on the leasehold?  Can I find out more information about the details of the leasehold agreement prior to it expiring?  What would be some of the options for owners of condos on the leasehold property as the expiration date nears?  Thank you.

Hello everyone!

I would like to take an equity line out on my rental house to fund a down payment on another property. I still have a balance on the first loan, but there is a ton of equity in the house. My only income is from this rental house. Would I qualify for an equity line? I'm also interested in an FHA loan on the new property. Is it possible to do both, an equity line against a rental house and a FHA loan for a new rental property?

The lease with my tenants ended on 10/31/2015 and is currently on a month to month basis after they have lived there for over a year.  They say they are happy and want to renew their lease but with only a $50.00 increase and locked in for 1 year. My property is located in the red hot real estate area of the San Francisco Bay Area Peninsula.  My house is currently under market by at least $300.00 from what I have researched. In early September my property manager sent them a letter offering them a six months lease with an increase of $200.00. When the November rent hit my account it did not include the increase in rent.  My property manager told me they responded to the letter on 11/10/2015.  It appears they just ignored the letter for at least a month.  I was planning on managing my own property this spring because I am not happy with the service (way too many things to list) I'm currently getting from my property manager, but feel like I might be thrown-in sooner than later.

Can I fire him during a contracted lease period with my current tenants if I do decide to renew the lease through him?  Are there any "hidden tactics" I should be aware of with signing a new lease generated through my property manager?  I've read my "California Residential Lease or Month-To-Month Rental Agreement" contract and nothing jumps out at me that states that I cannot fire him during the contracted period.  My 3 month "California Property Management Agreement" contract with him was fufilled 10/31/2014.
