@Patrick Harris, thank you for the reply. Would your monthly debt-to-income ratio reduce "on paper" you think? Would the lender recognize that rental income as income since that's not showing on your tax returns yet (since I would start airbnbing in 2022 and the loan would originate in 2022).

If I begin to airbnb in 2022.. can the airbnb income help offset my expenses and lower my debt to income ratio when applying for a new loan? This is in a scenario if I want to buy a second property

Question to all investors: Who will usually cover the closing costs in an all cash offer? Is it typical for the buyer to cover it all in a very competitive market as Atlanta?

Agreed with @Duane Alexander - so far in my search I have not found HOA's that are open to short-term leases. Again, this with my experience so far.
