Clean clean clean.  We never do cosmetic renovations for rentals unless it absolutely needs it.  In bathrooms, replacing just the caulk and grout in the shower will make it look brand new.

Everything depends on your market of course.  I've found that tenants that ask for or specifically look for "nice upgrades" tend to be pickier, more needy, and generally aren't worth the extra hundred or so bucks you'll get for an "upgraded" home.

Do you already have something under contract?  There are a few private directories that will let you send a generic app to different lenders at once.

If not under at least a verbal contract then not sure what you're looking for.

Who is the listed as the trustee on the NOS?  Depending could be at the courthouse or at their office.

In AZ you don't need much just bring $10k deposit, then you have till 5pm next business day to pay the balance of the price bid.  But be prepared to show up for the sale several (or more) times only to have it postpone to a further date.
