You want to get a written statement from the collection agency stating they will delete it if you pay it. Do not pay anything until you have the statement. If you pay it with out this it will still show on your credit report. There is a great website called myfico.com. There online community is great and very helpful with credit issues, just like the BP community, but for credit.

Is the eviction for none payment of rent?

I offer small improvements on lease renewals for example we offer carpet cleaning, painting touch ups, new plumbing or light fixtures. I have found people are also more receptive to rent increases if we offer these types of improvements.
