The way to find an owner of a vacant property is to go to your local property tax accessor website. Usually you would have a forwarding address. If you don't and just have a name or both, go to yellow pages do a search by either and see if there phone number comes up. You can call them instead of mailing a letter or both it's up to you. If you call introduce yourself, say your calling in regards to (property) and that you received their contact info from public property records and wanted to know if they plan on selling in the near future? If they say yes take control of the convo by saying I would like to see the property on (whatever day at whatever time). Just make sure it's before the sun goes down. When you go be prepared, have contracts ready, know the comps and print them out to show them because they always try to get over and know how much you are willing to pay for it before you go. Also I do have a google number as well...I use to send my buyers to VM because I was nervous to actually speak to them. But I told my self if I want to succeed throw the nerves out the window put your big girl draws on and answer the phone every time. I suggest you give buyers your real number and let motivated sellers go to your google vm. That way you screen a motivated seller to see if it's even worth a deal. Try to get a buyer/seller website (Squeezepage)if you can and makes it a lot easier in my opinion! You can go to fiverr.com and have some build you one for $5.

Some say build a buyers list some say find motivated sellers. I personally built my buyers list first by placing an Ad on CL. Once my phone started to ring I would introduce myself, tell them I am a new investor in town and wanted to ADD them to my buyers list. Usually they say yes. Then I would ask if they had a few minutes, I would ask them what location they are looking to purchase in what type of property, how many bedrooms, Sqft, their budget and how fast can they close. Of course ask for their contact info including email. By doing that, you the eliminate the option of them even asking "what properties do you currently have?" After collecting their information, that's when I started to do some research on what zip codes were Cash buyers purchasing in and used the buying criteria of my buyers list to look for properties. In my opinion if you have the end in mind you don't have to worry about how your gonna sell your property when you already know who wants what and where. I hope this helped!!

Hello,

I am a bit confused or lost per say. I have came across some investors talking about sending "Yellow Letters and/or Postcards to Sellers". Do you send these same Marketing material to buyers as well and if so, what do you write on them? Of course if your targeting a seller you tell them you want to buy their property. What do you say to a buyer, "I have a property that you may be interested in"? Also when I am searching on ListSource is that to find both Seller and Buyer? How I distinguish the two. I have read forum after forum and listened to Podcasts and Youtube, etc. But, there is really no clarity, at least to me, as to who I am targeting. Any and all suggestions or comments would be greatly appreciated!!

@Chris Piper thanks! How do you locate your buyers? I looked on youtube and one person talked about accessing Listsource to locate buyers others say DM. So, do I call these buyers and introduce myself, let them know what I do and ask them what they are looking for? Or do I call the numbers on the signs that say "we buy Houses". I so need a Mentor!! I will be going to a REI meeting next week and hopefully I luck out there with buyers and sellers and a Mentor. I am so ready to get started!! Thanks again

@Ryan R. Thanks, I plan on doing that tomorrow just to get a feel of things and see how many houses I can spot within an hour. I even did a search to see which area had the most buyers. Trial and error always works so, I'm going to just do it!!

Does this happen after you see the property? Do I need to hire a Appraiser or build a friendship with a General Contractor? Which one is least cost effective? Or if I have general knowledge, gestimate?

William T. Even if the house is not a distressed property? On the listing is marked as a quick sale! It's still a bad deal!

William T. The house is being sold for $96k. It's a town house in a cul de sac. The house to the right is $136k, the house to the left is $146k. This particular house is worth $143k and has been on the market for 3 days.
