Do the records show of any Contractors Liens as well?

I have a wholesale deal with my Aunt but she owes $7000 in back taxes on the home. The home is paid off and I wanted to know how should I let the buyer know that she owe taxes. Should I deduct the $7000 out of the sellers money to cover the taxes owed?

How do I find out if a foreclosure I'm wholesaling has any type of tax liens or contractors liens?

Once I find a homeowner who's home is in foreclosure what do I do next step by step to wholesale their home to a buyer? Is there anything they have to do with the mortgage company to get permission to sell their home?

I have a potential wholesale deal. The home is paid for but has a little over $7000 in taxes owed on the property. 3/2 with 2 extra potential rooms in a nice area. The city want to auction off the property if not paid within 2 months. Will this be a good wholesale deal? Need some advice.
