Hello, 

I'm trying to find good state specific documents such as deposit refund checklists, move in checklists, applications, cosigner forms, etc.  Has anyone had any interaction with the American Apartment Owners Association?  Good or bad?   Are there other places that you might recommend I look.  I've seen what they have from the Bigger Pockets book, The Book on Managing Rental Properties, though I'm learning a bunch I'd rather work with something made for my state.  A little more plug and play if you will.

This may be a stupid questions but does anyone have a suggestion for a good place to purchase reasonably priced quality cabinets? 

Does anyone have any experience with Landlord Studio and or Stessa?  Pros/cons over quickbooks? 

I currently have a company that doesn't mind if it's in the building as long as it isn't in use.  A furnace is the primary source of heat.

I’m looking for options for insurance.  I own I guess what you would call a tri-plex.  Two residential apartments and a commercial space.  I have commercial insurance currently but they won’t allow the pellet stove.  This change may considerably lower my monthly overhead this winter.  Does anyone have a suggestion for a company who may cover it?

I'm in Maine, just fyi. Luckily the town I'm looking to build in is pretty lenient and is willing to work with me to provide nice, safe housing.  I'm just trying to find out the best option that will be quality and won't absolutly break the bank. 

Has anyone had any experience with modular apartments?  Pros/cons? I think they will be the most cost effective and fastest to put up. 

I am working on a multi-family develpment in a small rural town and I am trying to figure out where to start.  I'm not sure whether to go stick build or modular.  I know modular can be less expensive, but that doesn't always work out.  I have a four acre property in mind and would like to put between 12-18 units on it.  I need to have some one, two, and three bedroom options.  I have reached out to some civil engineers, apartment, builders, and modular dealers.  Can someone point me in the right direction.  This is my first development.
