If she is paying, just make her sign a year lease. I dont think its likely that she will give you a deposit once she is already living there. If she moves out because you want a security deposit, you are going to have to spend money fixing the place back up to re-rent. Just letting her stay their with a new lease in place, in my opion is the best option.

My $170,000 is the absolute most. I would offer a lot less.

I would pay $170,000 or less. You have to consider that you have to pay
$96,000 on the Rehab. My price is based on 15 year financing at 6.5 %
and me putting 20% on the total price (Loan + Rehab).

I agree with Don. Hire a management company @ 10% of monthly rents. If he is finding the property for you, give him a finders fee or Agents commission on the purchase.

I can send some C type wholesale properties your way in some rental neighborhoods that I already own properties. I wholesale properties occasionally.Email me @[email protected] and I can send some properties your way. You will be surprised at how well a C property in
Atlanta can perform. It doesn't hurt to look at these. You can get good renters
with low expenses in this type of property in Atlanta. Also, you cant
beat the prices.

I was trying to find three good websites to post adds and get good
tenants. I already use Craigslist. I use to use AJC.com here in Atlanta unitil they started charging. I am looking for a couple more to use.

The best product I have used is Dupont Advion Cockroach Roach Gel Bait. It kills them over a month or two period and keeps
killing for up to a year. I got rid of a horrible infestation once using this product. (Horrible as in roaches falling on you by the dozens when you open the front door) I dont use anything but this product.

I am thinking of partnering with private lenders in the Atlanta area.
I was wondering what is the best structure for the partnership.
Createing a limited partnership or a LLC????
