Hello! I am new to wholesaling and ive made couple deals but there have been alot of talk about the market crash starting off 2022 so i just wanted to know IF the market crashes will that hurt wholesalers alot? Or be better for wholesalers? Or remain the same? What will happen to wholesalers and Any advice?

Has anyone had good or decent leads from purchasing lists online? Ive found real good website that you can purchase leads and alot of people recommend it so my question is has anyone gotten deals or good leads through purchasing lists online? Wholesaling houses

the thing is I already sent mailers but the houses im trying to get right now are vacant and very distressed so i was planning to go to the Mailers address for that lead and knock and ask them because thats where the mail is going anyways, could this also be effective ?

I have good leads from driving for dollars like the house looks very distressed and vacant and the numbers i get while skip tracing dont work and im tired of getting phony numbers, i wanna be more efficient has anyone had any success with knocking on a leads door instead of sending mail to them, i feel like its better to get a straight up answer and if they dont answer the door to just leave a flier . Thanks! 

I am a newbie wholesaler in VA and was wondering if it is okay to send my contract to my title company to make sure it complies with my state laws and if they would check it for free? or would that be bothersome to the title company?

Hey there, might be a dumb question but when we talk to the seller about earnest money and they agree to $10 to make the contract valid, do we give them directly or give the title company the money? I always heard you give earnest money to the title company but if its as low as 10$ can we just give the EM directly to the seller?
