Similar properties in this area dance around the $200K mark. This property has some sort of foundation issue I saw and until I actually go there and look at it, was guessing perhaps $25,000 for the foundation with the rest going toward some new sheetrock, paint, and blowing out a small wall.  All are rough numbers but probably are close. Now I also have to see if there is a way to put less money in.  Something clever that I may not be seeing.  Any observations or advice would be very welcome.

Like so many others, I am completely new to real estate investing.  I was very interested many years ago but another career came into play. Now I m back at it and really would appreciate any advice or suggestions anyone might have.  Thank you all.  Leo
