Similar properties in this area dance around the $200K mark. This property has some sort of foundation issue I saw and until I actually go there and look at it, was guessing perhaps $25,000 for the foundation with the rest going toward some new sheetrock, paint, and blowing out a small wall.  All are rough numbers but probably are close. Now I also have to see if there is a way to put less money in.  Something clever that I may not be seeing.  Any observations or advice would be very welcome.

Like so many others, I am completely new to real estate investing.  I was very interested many years ago but another career came into play. Now I m back at it and really would appreciate any advice or suggestions anyone might have.  Thank you all.  Leo

Any help anyone can offer would be appreciated. The place needs work and the repairs are estimates from my own experience.  Did I miss anything and if so what? Thank you all very much for your time.
