Thanks guys - sorry - I have been busy the last few days.

Ryan - The market in Scottsdale is down at the moment. I just bought a foreclosure for 375k cash. I was buying it for investment - but the wife has decided she wants to live there. The house across the street which is a little bigger sold for 625K the week after I pulled the sign on my property. Since then there has been 5 or 6 sales in the neighborhood - I like to think I caused a domino effect by taking the long DOM off the street and painting the exterior and landscaping.

Dan - I am just getting started at a young 52. But I have a good flow of leads coming in and I may wholesale a little until. Hello - any investors out there? Scottsdale is a great place to invest.

Dick - I would love to do some rehabs - I would like to build a porfolio up to 10 - 15 rental properties in the next few years - then retire.

Hello all - new here - old to the world. The basic premise in investing in anything is to always sell for more than the cost at which you bought. Too many people like to think that life is in control of ones actions - but in reality we are the ones that control our destiny. Although it is a buyers market now - you may find it hard to find buyers and vice-versa in a sellers market. If it was easy and without risk - everybody would be doing it. It is work.
