There is a greater issue at hand.  The single largest employment for men 18-35 is driving, delivery, service, etc.  What happens when that class of job is replaced by driverless cars?  What will these lower skilled people do to create value and make money?  I know I don't want to start cutting checks for 1k a month to each of them.  Retraining a 35 year old with a high-school education to be a python developer seems far fetched.   

Historically whenever enough people become disenfranchised, there is a change and it is violent.

Has anyone looked into the unattended carwash?  There are a lot of them around and they seem to make money.  It is a great way to land bank.  They seem to require very little maintence.  It is largely outside and the machines do not have a lot moving parts and some even take credit cards, fixing the coin management problem.

There is money to be made in those business.  However, they are not true real estate more of a brick and mortar business.  For a laundry mat to be succesful it needs to be in a location with a lot of traffic.  There is one here that is next to a pizza shop.  Do your laundry and get a snack.  It is in a strip mall and it is unlikely any of the tennants own the building.  

Self storage and parking are similiar, love the idea, but I am not a fan of retail business.

The numbers look good.  
Rentometer comes up the same rent 800.
Elecric was done in 2002 
No other permits - roof, ac, plumbing.  You should check into the major systems or just plan on upgrading them. 
looks like they did cosmetic update

I like the area, but it is hit or miss block by block over there.

I love self storage as an asset class.  It is really hot right now.  The problem is it is a business, not an investmernt.  It requires somone to actively mange it.  Think hotel for your stuff.  Given the size you are describing, it would not be large enough to support you full time.

In larger multi family, I would ask for bank statements and taxes.  It is really difficult to fabricate both.  The bank statements will validate the rent roll.  It is especially powerful since most people pay electronically.  The taxes will validate the expenses.    

In mom and pop operations, it may be more difficult since co-mingling funds from other properties and personal expenses is a common error.

 There are not many of us and a meet up would be small and impossible to corrdinate schedules.

 I am largely investment and have not found many of the NEFAR events focused in the same areas as I am.
