A prospective tenant, who is a close friend of a previous tenant, is interested in renting the unit. Their income is less than twice the rental amount, but they have offered to pay a full year. They also state that they gave a substantial amount in savings. Should I approve them, if credit and background check are good?

A prospective tenant, who is a personal friend of my previous tenant is interested in the unit. They submitted an application, but they don’t even make twice the amount of income as the rent. They stated that they will pay a full year and have a substantial amount in savings (which doesn’t phase me because they could spend it). So, I’m not sure if it’s even worth continuing with the background and credit check. Previous tenant was great, but each individual is different. Not sure if i should approve them. Help!
