@Joe S. My emd was 1,000$ my terms was 250,000 cash, 10 years amortized mortgage. 20 percent down it’s a dated townehome roof is 17 years old kitchen need to be remodeled and shower need to be remodeled.

@Bob Stevens maybe you can explain how you do all your dd prior to going into contract because I do mine prior and while I’am under contract during the inspection contingency. Also the same thing has happen to David Greene he spoke about it in his book on brrrr. I got done dirty I was talking to the listing agent because I was planing on having her act as my dual agent instead she gave me off to her best friend and had her friend give me a copy of the previous inspection report but she took out a section and lied and told me that it had the previous person name on it so she had to take that off. I didn’t know that a real estate agent will do a lot of illegal things to get that fat commission check smh I’ll never forget this situation it’s like putting your hand on a stove I got burned but it won’t happen again

I backed out of a seller finance deal after the contingency’s expired what am I on the hook for?? I’am being told from the law firm that was handling it that I have to pay the paperwork fee a title fee and pay for a repair on the house I was going to buy. I think they just doing this out of spite I think I only have to pay emd.

@Nathan Gesner yeah I would only want to turn it over to them to get out the tenants I don’t have the heart to do it and I don’t want to do long term leasing again until I try short term as I have did research and am being told I can make upwards of 50,000$ per unit. But I’ll try to call around and see if they will help me with the evictions.

I have a duplex that I manage I have one inherited tenant that pays late every month she is literally short 50$ every month and I don’t charge her a late fee. I also have another tenant that has stop paying me, her lights and phone is off, I looked into Airbnb I could make 39,000 on each unit. I don’t have the heart to evict them I would have to pay somebody to do it for me because I wouldn’t want to see them in court or deal with the crying phone calls so I want to know will a property management be ok with getting them out and letting me Airbnb both units I don’t think they will because they make money off rent and only one tenant is paying

@Andrew West the house is turn key brand new roof that was put on last year. I got a great deal cause I was the only cash offer and know I know why he wanted the only cash offer because of this tenant this tenant is the reason he is selling he was self managing also I ran my number at where I think I could get rents which is 1,700 I’am a cash buyer so no appraiser and very low closing costs, also I plan to do delayed financing

@Nathan G. There rent is 700 the current seller offered them a pretty good deal 500$ a uhaul and a couple nights stay at a hotel and he even offered to help them move. I I would probably offer them 3,000 to walk away I just signed a addendum today saying closing upon eviction. This sucks cause I am a stock market guy and this is a cash offer and I already sold my stock and got the cash in the bank and on top of everything this is my first time buying a house smh but I still have my head raised high because I know it’s a good deal I could easily sale this house for 170,000 when I get the rents up they only sold to me because I was the only cash offer other offers was way higher than mine
