Ok so I have found a duplex that I may want to house hack.  It's pricey but if I beg enough people I might be able to swing it.  Lol.  

I know I know...I'm probably not ready for investing for several reasons.  But maybe I can just get some answers to some of my questions:

Thinking of costs that I haven't thought of before...how much does it normally cost to get lease agreements made?  Can the BP family help me think of other costs involved (outside of buying and rehabbing and managing)?  Thank you all!

Hey BP Family,

Northern California resident here that wants to start investing in rentals.  

Stats:

Divorced 40 year old man with 5 kids.  Science teacher.  No skills what-so-ever.

Horrible Credit.

Minimal to Zero Savings.

No Construction or Rehabbing Skills or Experience.

So....I need advice on how to get into investing.  Partners?  Like what can I offer someone to promote myself and convince them to give me money to invest/invest with me?  What can I do - and - what would you do in my situation?

Totally terrified 40 year old rookie here in Northern California (North of Sacramento). 

I am looking to begin investing in some passive income opportunities, but I don't have a ton of money.  Where should I look?  Mobile homes?  Multi-family?  I'm a science teacher by day...sports coach by night...and want to become more financially sound in my "extra time" (LOL).  Any advice is welcomed!
