@Marcus Auerbach

Fabulous input, thank you all! Is it realistic to look for duplexes under $150k cash in some of these areas? Looking to do $20-50k in rehab.

I would like to invest in a neighborhood that's got a hipster vibe and has historic duplexes. I've got a long family history in the Milwaukee area but currently live in CA so don't know the city well. Looking forward to your thoughts. Thank you!

@Andrew Park Absolutely! Thank you. Any areas you’d recommend I look into? Midtown seems nice.

My husband and I live in CA and have purchased 2 homes for ourselves so far. We want to start investing out of state in the $50-100k range. Single family or duplex. With decent schools and stable employment. Not interested in apartments. Looking to hold for a while so cash flow positive would be helpful. So far, we’ve looked at Memphis, TN. Any suggestions? Thank you!!
