Edward if the tenant does not show up in the court does it work towards my advantage ?

Thank you so much for the advise and recommendation. I have filled summary ejection with the small claims court. To my surprise the tenant already gone through two eviction in last 6 months so apparently they knew the process just buying time both the time no show in the court house .. I will follow the process outlined, Michael thanks for the offer to help and advise. The phone number missing a digit .. Can you please PM or post the number. Now I am wondering if they just moved into empty house ? In any case I will follow the process as advised. Bought the property at the auction Communicated to the tenant about purchase after the 10 day upset bid period She emailed forged copy of lease on mar 29th ST/D was filled on April 8th Notice requesting copy of lease and photo Id proof of employment, credit and background info requested via registered mail and same posted at the door Waited 10 days Filled summary ejectment on the court house on 19th Waiting for hearing date Does it matter that the tenant had prior ejectment and writ? Also should tell the judge if the tenant show up?

Tenant provided forged lease when confronted she stop communicating ..I filled summary ejection any word of advise in front of judge

Closed on a property purchased at the court house NC, existing tenant refuse to communicate.. I have sent a notice requesting rent and document she refuse to respond. What are my option? Can I change lock? File summary ejectment ? Any other option? Please advice

Rates are comparable to 30 year fixed at 4.5% My main reason to refi is to grow portfolio and build commercial credit portfolio Loan officer did indicate he can u/w new loans for additional properties. My major concern is around ability to refi after 5 years

First thanks to all insights and advise.. I have 6 unit portfolio all of them locked at 30 year fixed personal loan.. Local credit union approved me single commercial loan where I can consolidate all property into one loan .. Catch is its 5 year maturity 20 year balloon.. I will be taking risk of not able to refi at the end of 5th year.. I would like to grow the portfolio and have some flexibility to apply more loan under my name. But the only risk is my ability to refinance .. Need expert advise from member in the forum .. Should consolidate or keep it under my personal name 30 year fixed? Thank you
