Cash flow market with working class tenants. I think its a solid option to start your investing journey as long as the math works for you. I have clients who invest down there and are overall happy with their experience.

That might be a more realistic number at $300k yes. You'll still need to go through ZBA for extension of dormer but we have better density guidelines at this time so its in your favor.

Unfortunately given the zip codes that you like, those units start with $800+ for single family homes. If you're not putting any $ down, that PITI payment is looking to be close to $6k monthly without utilities and general maintenance and there's no market for $2k single bedroom rentals so the math wont work well.

You can aim for a condo further away from Boston pencils close to $500k and it would be more fruitful. I just saw a condo shy of $500 in Hyde Park that has 3 bed 2 bath by the train that would be a more profitable room mate rental so they do exist.

I really dont think that's a real return given your budget, today's rates, and high PM fees in the STR fee. I would speak with local agents and PM companies down there to verify returns but I ythink you'd be good if it hit 10%+ return in Year 1.

I'm going through something very similar in Eastie and have decided to go through Zoning as it allows me to inject value without doing anything to it. That's a win for me, I dont think that $200k would be enough to turn that building into a condo grade property and you'll like need to dormer because of the pitch of that attic.

Ive never seen a R2O opportunity in the BU area unfortunately. This is not a zip code that the sellers needs to make those types of contracts with buyers when there's ready and able to buyers with cash to buy these units for investments unfortunately. Perhaps you can try in other nearby states.

ID/W9 should definitely be apart of the leasing package when it is fully executed, by not having that you're risking a lot (as you're currently experiencing) in tenancy backlash and inability to collect your balance.

You should be able to get a commercial loan even without income if the property cash flows or has value with your situation. Perhaps you can explore that.

Exactly the right call to contact the Landscape Architect or a Hardscape company (typically landscaping companies offer this service also). Retaining repairs are quite common, Ive never heard of someone having to go through those lengths to be able to repair their walls.
