Hi @Chris Mury, thanks so much for your insights.  We've looked at a couple of places, one in Butler and one in Vilano.  The problem is the property taxes.  We plan to use short term rentals to cover the mortgage/monthly payments but with the skyrocketing property taxes in that area, I'm concerned we may not be able to net enough.  Any ideas how much single family houses in Butler beach can rent for in terms of gross income in a year?  If you'd prefer I can message you separately.  Thanks!!

Can someone tell me whether St. Augustine, FL beachfront homes are good long haul investments, and if so which areas in St. Augustine will have steady short term rental occupancy?  We are looking to use the home for vacationing several weeks out of the year and renting it out the rest of the year.
