Jamie Martin welcome Jaime! I also live in Hawaii! Your intro and story is awesome! I love how you said it just made more sense to buy a house for your daughter! You will find that this is not the case in Hawaii...usually property prices do not cash flow because rents are not growing proportionally with the property prices. And yes...it's usually a bidding war out there! It's definitely a sellers market right now. It's not impossible to find properties (deals) but it might be farther from town. Anyways, Jasmine started a small group of us getting together to talk REI, you should come to the next one...Jasmine C. Plan the next one :)

@Brooke Webster  Hey!  Welcome to BP!  I would love to learn about what you do.  Do you invest by buying the properties or are you just on the contracting side.  I plan on investing in Oregon in the future maybe we can work together.

@Gary Wong I guess I will have to do more research on loans...so what is smart to do with a pre-approval of $750,000 loan (conventional or FHA?) Any ideas of investing I should do...or just go buy something? I am learning that if I want to do foreclosures I have to have ALL cash...correct?

@Myia D. is right though.  We have to jump in at some point and hopefully there will be a side rail we can hold on to.  

@Gary Wong I can't remember...we make too much?!  Is that a reason?

Gary Wong are there any qualifications for FHA? Because we were told we don't qualify
