Hello!

I have around 200k willing to use for investing. I can’t decide if I should look for a place out of state as rental or pay down payment for a house in bay area(where I live) and rent part of it out. Or purchase a piece of land...and build something on it. I don’t own any properties right now..looking to take the first leap..not sure where to start..

I’m not sure if this is the right section to make this post..

I’m looking to buy a house in Portland(out of state) and then rent it out. Does anyone have a real estate agent that you can recommend for buying a place? And then a rental agent to help manage the place? It’s my first time purchasing a property. Any advice would be greatly appreciated...

Hi@Wes Blackwell! Thank you for the through response. I'm hoping primarily for cash flow, and when I'm ready for the bigger investment I want to sell the place for at least the price I purchased it. (So as long as the property value won't drop within the few years I would be happy with it ). appreciation isn't one of my goals currently but it might become one in the future if things go well. 

If it's a property somewhere other than Bay area it will not be owner-occupied, I haven't looked into finance besides submitting my FHA application.

Hi everyone,

I have just joined the form today hoping to learn more about real estate investment. My target location isn't the most ideal for starting out I think, I live in one of the most expensive cities in the US. I only have roughly 30k saved up in my bank account, the homes here cost more than a million..I'm debating if I should invest in cheaper areas. I'm pretty limited to choices, I have apply for FHA in bay area and have tenants to help pay mortgage. (It feels very risky, if I loose my job I might loose the house). The only other option I know of is buy property at cheaper places, but if I'm here how can I help my tenants? Do you guys have other recommendations? I'm very new to this area, any advice will be greatly appreciated. Thank you so much.
