Cody L., you're certainly entitled to your perspective and at the moment San Diego does not have the oppressive legislation which was threatened. As was pointed out, a referendum saved us from some seriously anti-STR laws which were promulgated by the hotel industry. If you think the hotel/tourism industry does not have a vested interest here, or that the can have their *** kicked by AirB&B, I believe you have another think coming. I suggest you look at the history of some North County cities that have anti-STR laws, as well as the situation in Orange County and points north. The city may not be blue, but the county sure is. I'm agreeing with Dan from Poway - there are more friendly STR markets than San Diego (though it is and will remain a terrific LTR market).

@ Lucas Carl - that may be true in your market, but not in San Diego.  My point was - the OP was looking for "VR friendly markets" and "areas with favorable VR laws".  Until recently, San Diego was VR friendly.  It is no longer.  Several cities in Southern California have been/are involved in VR legislation litigation.  Assumptions should not be made.

After learning about CA's "clawback provision", I'm resigned that all my CA purchases will end in CA sales.  Would love to hear how you are advising your CA clients wishing to do out of state 1031 in that regard.  Thanks!

One bed, one bath, 550 sf costs about $250 for a move out cleaning including washing walls, baseboards, windows, heavy stove/fridge cleaning, bathroom and kitchen in normal albeit dirty shape.  Painting, patching, landscape and any other make ready would add $$ to the tune of $25/hr for one, $40 hr for two.

Agree w/Eric A.  Also, there is no way to ensure the certainty of a "VR friendly market" or the longevity of VR friendly laws.  

SF - all day, every day for investment.  To my knowledge, not many people will travel across the world to visit the Peninsula. It's very nice, but not a draw on its own.

Hello, all, I'm jumping in to get my feet wet :-( in the washer/dryer discussion. Have a quad with no existing laundry facilities and plan to add a coin up W/D for tenants' use.  Enjoyed this thread but most info was ~2014.  Could anyone with more current experience, esp in San Diego area, jump in and help?  Suggestions on card/coin machines, brands for appliances, and any other info greatly appreciated.

Define "normal".  How large is this place?  One story or two?  Including appliance cleaning? How about yard/patio/outside space?  Tons of variables here. For a make-ready, do you want the walls washed? Baseboards?  How about holes in the walls, dings, patch and paint?

Cats, hands down.  Small dogs are often noisy when left alone all day, their claws are damaging, and large dogs in our one bedroom apartments are a non starter.  And don't get me started on the "emotional support animal" thing...  I think pet owners are more responsible on the whole and have seen a drunk adult do far more damage to a home than a cat would or could.
