I am thinking of purchasing in the Wasatch Front; Eden, Utah which is zip code 84310. I love the Park City area too. Jonathan, were you born and raised in Salt Lake City? I'm extremely motivated and appreciate any help, I really just want to learn more about real estate in general.

Another question: Does anyone have information on tax deductions for renovations on a building that is on historic registry list 84107?

Thank you guys for your replies, I really appreciate any information I can gather. I live about an hour away from the area that I am looking to purchase in, and I do have somewhere I can stay rent free when I'm renting the property out to visitors. The HOA fees are definitely a huge factor but also include snow removal which is something that MUST be done in the area which I can't do on my own unless I purchase a tractor or hire someone of course. But yes trying to put concrete numbers into the equation is what I'm struggling with. I'll continue sleuthing away.

Hello there! I am new to the site and new to real estate. I am planning on purchasing a condo in Utah that would be utilized as a vacation rental for tourists drawn to the area for the ski season. However, I will be using this as my personal residence when it is vacant. Therefore, when I am using the four square analysis guide recommended by the site there are so many unknown variables that I am simply hypothesizing for, in turn unable to get a "true" ROI.

Also, using the analysis there is no specific variable which would quantify the value created by me being able to use this property personally. I would love any suggestions, recommendations or information that could assist me in this type of purchase, it would be greatly appreciated. Thanks.
