Great thoughts Brad - thank you! We actually have all the furniture “ready to go” so once we close we will get in there and set it up. The 6 month lease term will be a furnished rental, but given what you said maybe we should be looking for someone to do a shorter term around 3 months. Is the best way to get bookings having a competitive price? Or maybe I can convince some friends to stay for reviews? I’m trying to keep an open mind :)

Closing on a property soon that we plan to set up for seasonal short term rental. Given that it is off peak renting season we will try to get a 6 month lease ( Dec-May) while also opening up dates on Airbnb for the months following. Does this seem like a reasonable timeline to get bookings? Any advice would be great as this will be our first STR!

Yes initially that’s exactly how it was unfolding. Police wanted nothing to do with it. Luckily for us here in RI it’s all about who you know.... We ended up offering to pay for the neighbors internet temporarily so that he would allow us to jump on the WiFi for cameras. If we weren’t in the middle of selling the home we probably would have just installed hardwired cameras, but that ended up being a great substitute.

Great suggestion this was second on the list to getting her arrested! I have to imagine many landlords have offered up money in situations like this and I’m sure most take the bait!

Thank you for all of this very helpful info. Long story short as you had mentioned I was more or less able to prove that she was indeed the culprit of the fraudulent lease and was told she would be arrested for trespassing if not out by next day at 9am. Needless to say she is out just still can’t wrap my mind around the situation. At the end of the day everything happens for a reason and I have a much different understanding/approach of having a home vacant for any period of time!

@Colleen F. Thank you for the thoughts... due to the lock box having been stolen and the “squatters” lengthy criminal record police negotiated with her. Basically if she didn’t leave they had been given the green light to arrest for trespassing. Long story short she moved out.

My partner and I just signed a p&s to buy a single family home in a great location near the beach. I believe it has great potential as a short term seasonal rental but we have concerns about how Covid will impact its rentability. Is it smarter to rent it on a yearly basis for now until everything else settles down?

I suspect someone broke into my home and moved in, however she provided the police a fraudulent lease. Does this give her reason to stay in my home until formally evicted? I do not know this person and have never consented to her occupancy of the home.
