Post: Wholesaling partnerships

Hi everyone,

I live in the UK but I'm about to begin wholesaling in Orange County (NY) and Nassau county (NY). However, I'm ready but networking and finding cash buyers is a tad more difficult than expected; I've got my absentee and probate lists in front of me as i speak. Plus there's my added necessity of having boots on the ground.

Would it be worth my time co-wholesaling with another individual who is based locally? Or should I just crack on and work harder at handling this all myself?

I'm London based and right now we're in the middle of a massive housing bubble - very basic 2 bedroom flats can be found in excess of £200,000. So I'm quite sceptical about buying at this particular moment in time, just in case the market takes a turn for the worse and I don't want my first experience in investing to be seeing negative equity on my investment. On that note, I've turned my attention to wholesaling - virtual and local; just as a way to get my feet wet.

From what I've seen so far, the generation of leads is a lot easier in the US vs the UK, but laws in some US States kind of frown upon wholesaling and see it as acting as a realtor without a license, etc. Additionally, wholesaling from nearly 7000 miles away in some cases seems like it may be fraught with issues I'm not prepared for.

Is anyone aware of an effective method to generate leads in the UK? Or have any definitive advice on virtual wholesaling?

All answers and input will be greatly received.

Thanks,

O
