Found the answer. Florida is a landlord friendly state.

Quote:
In Florida, a landlord can evict a tenant for nonpayment of rent even after accepting a partial payment, provided they follow the appropriate legal processes. This includes issuing a new three-day notice for the remaining balance due.

Quote from @Eric Gerakos:

I never accept partial payments.

The 3-day noticed for $500 was served after the partial payment. I am trying to file the eviction for that $500.

Hello Eshe,

Thank you for the response. Let me try to explain the situation.
The rent is $2,500. They were 15 days late and paid only $2,000 on the 15th. They promised to pay $500 on the 18th but never did. I gave them 3-day notice on 4/25 but they just ignored it. Can I file the eviction now?

LN

Can I file the eviction because of partial payment? Tenant did not pay in full and refused to pay after 3-day notice.
