 I'm currently in contract, I'd love some feedback but I do not expect it. Ive been listening to coach carson for a bit now and i love his teachings. I've learned a lot, but I'm still very naive to this business.

House: 3637 roosevelt ave Kingman Az 86409

$206500

Agreed sale price: $196500 plus buyers fees

down payment is borrowed money from family roughly 46000 at closing. (my least favorite part of the deal)

expected rents 1400-1500

property management 10% 

average days rentals are on market in kingman 30-60 days

8.375 interest rate 

8.52 apr

I will have negative cash flow for a year or two, and im ok with that. (Roughly 150 negative cash flow)

Kingman is investing 140 million into infastructure upgrades interchange's for I-40/ us 93 and another interchange for better access to the airport. Population is growing steadily at 2.25% annually. 

 My gut is not experinced enough to know if im just nervous or am getting myself into a bad deal.
