Has anyone ever done business with Cash Call Mortgage? I never heard of them before. Their name came up in a list of potential lenders I received from Lending Tree. I am planning to refinance my rental, so I wanted to see if I could get a better deal than going through my current lender.

My rent is also due on the 1st with a 3 day grace period. A $50 late fee is due on the 3rd and $5 per day thereafter. If rent remains unpaid after 7 days I immediately start the eviction process.

Thanks so much for sending me this great video. I had no idea there was a bigger pockets you tube channel. I will definitely use these guidelines in evaluating future deals. I don't know if this rule should also be applied to single family homes but my mortgage payment was way over 50% especially on the property that I sold. I'm paying about 65% of income on mortgage now, so I am not operating within these guidelines. The original deals were just bad, the real benefit to me is on the taxes. I have a positive cash flow on the current rental but the margin is slim.

I'm thawed out and ready to go. I'm really excited about learning from this community. I purchased two rental houses 7 years ago and still own and manage one of these properties today. I have been pretty much out of the game since then and I am so ready to re-engage, increase my knowledge and meet other investors. I found biggerpockets in a web search and I am so glad I did. Here's to new begginings!!
