Not meaning to quash your thought on getting licensed, but I think you would be better off just taking action and aligning yourself with a good realtor resource for MLS access and their insights. I am a Realtor in upper SC and have seen many instances of people getting licensed and thinking its going to be instant success for themselves. It's a tough business and it comes with high cost of entry.

Buy and hold decisions are made primarily with passive income in mind and overall ROI of the monthly rental income. While asset appreciation is a factor, it is a minor one in my decision making and I treat it purely as "gravy". I will echo some of the previous posters and suggest you are thinking way too much.... Just take some action.

I am looking for a real estate closing attorney who is not adverse to doing double closings in South Carolina. Does anyone know any you would recommend? Would be very much appreciated!

Hey Jim.... I'm in the Florence area as well - maybe we'll run into one another. As to your property analysis, I set a goal of at least 10+% (ideally 12+) cap rate for a deal to make sense to me. You need income to recoup at a faster rate than what your numbers are showing. I don't know what part of Florence you are looking at, so can't comment about the rent potential.

Hey there @Brandy Y. and all ya'lls! We're here also in the Florence SC area. I am a Realtor covering the Pee Dee area. My wife and I are just beginning to build our "empire" by flipping and holding when it makes sense.
