Another financing option you may want to consider is a DSCR loan that does not take into account your income. It allows you to qualify for the mortgage based on the cash flow generated from a property through a rental. It does require a higher down payment. It also requires a good credit score. I believe the Mortgage shop just released a DSCR product at 15% - 20% down.

Current tenant paid 1 year in full. She does not have good credit. I placed money in an escrow account and draw from it each month. If she breaks the lease the most I can keep is 2 months rent. It is going well so far.

Hi Steven,

A strategy you may want to consider is buying a SFR and making it a STR in an area that allows STRs. This can bring you more cash flow to get you to the next deal faster if the numbers work. Not sure where you live but it is something you can do out of state as well with the right systems in place. My husband and I are in the process of converting our home into a STR and looking for a second home. Feel free to send me any questions you have.

Go to Networking>Events on this website and enter city or zip code and it will give you REI meet up events. I currently attend the monthly meeting in West Palm Beach that meets on the 1st Saturday of each month. There is one in Delray also. Hope this helps!

Nyla Hucks is in Myrtle Beach, SC and she is a Realtor and Investor. She has lived there for over 30 years. She is with Magnolia living group. I have not used her but I am part of a Female Short term rental group and her name was suggested. Another realtor that was suggested is Carson McCall. She is with BRG real estate. Hope this helps!

Hi Nicolas,

I am a RN as well in Florida. I use Furnished Finders for travel nurses. Recently, have been receiving 2-3 inquiries per week. It is a 1/1 detached unit close to local hospitals and it rents for 1500 per month. Currently it is not rented to a travel nurse but if it was it probably could rent for 1800-2000 per month just to give you an idea. It is 836 sq feet but everything is brand new. Hope this helps.

My husband and I are in the same boat. We live in Stuart, FL. Waiting to take the plunge on a second home. Just waiting for the right deal since prices are so high right now. We are new as well so can't give you too much advice but wanted to welcome you and let you know there is REI meet up in West Palm beach on the 1st Saturday of every month. Josh McAllister hosts it. Go to Networking>Events and enter Palm Beach. He will usually post at the end of the month the next location and time.
