Hi @David Damsgaard, it looks like from a numbers point of view that this is a good deal based on the saleprice versus cash flow. With not knowing if it needs any work it's hard to say if you would have any expenses right from the start. 

Section 8 can be great because you get paid every month, but it also has some downsides. I would do some research on that. 

As far as benefits for buying your first home I believe you need to occupy it yourself. Rates are really good right now so a mortgage would be minimal.

An LLC is a very good idea to protect your assets and for tax purposes. Definetly talk with an attorney about benefits. It is not difficult to set one up and will save you possible time and money in the future. Congratulations on your achievements!

Hi, @Stacy Lambert, unfortunetly Zillow isn't regulated. If a homeowner is even behind on their first year of taxes, Zillow lists it as a preforclosure, many people are in uproar about it. It gives them more listings on their site. Zillow can be very useful and a great resource, but not always completely accurate and updated regularly, so there is always more research on your part and due dilligence.
