We usually do our walk through on the day they move in and leave them the inventory sheets to list any defects. They would turn it in a week. We had some incidents where tenants had done the damages while moving in and putting it on the sheet, it make it look like it was there before. I am wanting to change my way, so we won't have to deal with arguing with them later on.

This was an inherited tenant that was not managed well. In the lease it stated all charges, late fees, pet charges etc will be taking into account first before applying to rent from their payment. We are not allowed to take partial payment in TX. Their lease expires the end of May and we have found another tenant for this place already. For sure I would need them gone anyways. Their deposit was not much to even cover the rent, cleanup, and pet fee.

Trying to find ways to eliminate as much lost.

We have a tenants that does not want to pay for their unauthorized pet. Send them a notice to cure within this week or they may end up with eviction.  

I was debating would it be better to evict after the 1 of May when the rent is due, once I deduct the pet fee from their payment. Then send them an eviction for the rent being short after deduction from the pet fee. Will this consider partial payment that I am holding onto after deducting for pet fee? I was not sure if I need to return the remaining and ask for the full rent in one payment.

Is it legal not to have garage disposal in Texas?  Would love to do away with it .

Robin- we usually just tell people that there is application pending, also remove it from the market. Seem like either way you ll lose some times just waiting, but they will forfeit the deposit for not going through with the deal.  We do take the deposit upfront just incase they change their mind.

Yes lacking in inspection and checking on the ac filter maintenance are some of our mistakes. How often do you guys inspect?
