Thanks for all that valuable information.  I want to know if I can send the 5-day by email.  The processor we have contacted said he thought so.  My understanding is that it has to be an original and we retain the copy.  The attorney isn't great at getting back to me.  

I am in the process of verifying 100% if I should include utilities to date on the notice.  Varying opinions on that.  Our attorney saw the completed notice and okayed it.

The lease specifically stated no holdover tenancy.  I will check out the link you gave me. 

Honestly, thanks to all who have responded.  I have never had a tenant issue in Wisconsin.  I guess there's a first for everything.

I'll take possession at this point.  People are really something.  We have other properties and have a great property manager.  Worth his weight in gold.

Maybe best to leave it off.  I sent the lawyer the 5-day for his approval.  Maybe he can advise.  Thanks.

Thomas, that's what I thought,  but I consulted an attorney in Wisconsin and he said to serve them or we might not get them out at the end of the lease.  The goal is just to get them out quickly.  Some money would be a bonus.

This is exactly what the lease agreement states.  Am I SOL?   ;-)   It actually looks like we might be okay.

UTILITIES. Tenant shall be responsible for arranging for and paying for all utility services required on the Premises. 

I guess my understanding was that I couldn't include the utilities in the 5-day.  We are midwesterners, but are currently living in southern California, and I don't think that landlords can include utilities in a 5-day here.  So, if you serve a 5-day in your area, you are able to include the utilities?  Is it shown in a lump sum or are they separate?

I have a tenant who hasn't paid her rent for several months.  She is on an 8-month lease.  Originally in the lease, it stated that she would put the utilities in her name and pay, however, she asked if she could reimburse us.  Stupidly, I said sure.  I spoke with an attorney today and have gotten advice to send the 5-day, however, I had follow up questions and the office doesn't seem too speedy on their email.  When I send the 5-day, can I request reimbursement for the utilities also, which are now sizeable, or do I just send the 5-day for the rent?  I have never had this problem before, so I was kind of going on the honor system.  Rookie mistake, I know.  Any help would be appreciated.  Thanks.

Thanks for your input.  I was just wondering if there were any confidentiality issues.  It is an older property (1870s) and we are getting in shape as we can.  We are putting a fair amount of money in now to make sure it's to code, but for some reason, it just makes me uncomfortable.  I appreciate your perspective.

Hi,

My name is Lisa Woods and we are beginning investors.  We have had one rental property and just purchased a 4-unit.  I know there is a steep learning curve involved in real estate investment, but we're ready to give it a go.

We are new to investing and just made our first purchase.  We knew there was a lot of work to be done and are in the process of setting that up, however, our property manager is asking for a copy of the Home Inspection and I am not comfortable with that.  Is this a good idea?
