Just seeing if any of you are or know a lender well versed in closing 203k loans? Preferally local to Indianapolis but will use out of state licensed in Indiana if they have done a bunch of these.

but i do calculate 10% for vacancy and 10% for maintenance and set aside that money from each payment into these accounts. So the 3k includes the 20% from each payment every month. Once im passed the 3k reserves on each property, i use every penny for reinvesting/saving on the next property.

I invest in SFRs and im a bit conservative because of all the horror stories ive read about people who have failed at real estate investing and one of those reasons were because they didnt have enough cash reserves. I dont ever want to be one of those stories so with that being said I like to keep 3k per house on standby at all times.

Chase offers a free service called chase quick pay. Its a free version of paypal if you will. you can send money to whoever and receive money from whoever at no cost. You can even send out requests for money the last day of the month or any day, all the tenant has to do is click the link and send the transfer. It also keeps track of the history and who you recieved the money from. Its a beautiful thing really. That is what I use for collecting rent. Its really a no brainer to use considering it does everything I need and its free as long as youre a chase customer.

If youre not comfortable with the minor electrical work needed to remove/install a ceiling fan just hire a handy man from craigslist or something and im sure they can do it for you for cheap.
But to answer your question, i think you should cover all the costs and just take care of this for your tenant. Especially based on the fact that she is a good tenant and you want her to stay.

I just got off the phone with them, they basically said they have multiple sources of data that they use for negotiating with the tax assessor and they wouldn't go into detail. They also said that there is no fee at all if they don't successfully lower the tax rate which is a huge plus.

Still debating if I want to proceed but at this point, since there is no fee unless its actually lowered it kind of seems like a no brainer to just try them out.
I will dig around a bit and see what other firms are charging for this same service around here.
