@Jeff Copeland perhaps it was the lender I was trying to use? My creds should be fine.

So, my wife and I are currently buying a property and living it it for the remainder of the year and then buying another and renting out the first property. We plan to do this strategy for the next few years.

We have a little extra money. I have been having trouble finding financing for an investment house that I would not be living in to get two deals done in a year. What are some typical strategies to use or lenders that may lend for a non-owner occupied loan?

There is a short-sale house with mildew on all the walls due to the house not having any airflow for quite some time.  It's a light gray kind of mildew.  The house is discounted, but I was worried that it would be mold that could result in some tough times getting financing or costing a lot in mediation?

Has anyone dealt with something similar?  Is it a deal-breaker?
