I'm looking for my first deal and am wondering what is the best way to set myself up for funding. I'm thinking of taking a HELOC out for the renovation but do I need to get preapproved with a HML or PML?

Thanks for your advice. I didn't realize there would be zoning restrictions for a non-profit to rent a house. I'll need to investigate.

Hi Jaycee,
The house is currently a 4/3, 2150 sf in a transitioning area of town. There are some houses that have been renovated and some that are vacant and distressed. Our plan is to renovate and make it a 5/3. We want to rent it to a non-profit organization that help children that have had some type of trauma in their lives which has resulted in behavior issues. The address is 425 Branham Ave SW Rome GA 30161. Any advice would be greatly appreciated. This is our first property.

Hi All,
I'm looking for help determining the ARV for a property in Rome GA. I'm not finding any sold comps in the neighborhood. There are houses on the market that are similar but they haven't sold yet. The houses that are comparable are in different neighborhoods. Any help would be greatly appreciated.
