Sorry I misspelled your name in my previous reply and... I got so excited from the info you shared that I forgot to answer your question!

A "CO" is a certificate of occupancy. There is an extension that was put on the house and they didn't get any approvals or permits for it.

Hi BP experts,

A few months ago my husband and I went to an open house in our neighborhood. We weren't ready to buy at that time but are now and it has been taken off the market. My husband called the agent a few weeks ago and she told him it was taken off the market because of family issues. I know there was an issue with a CO that they were trying to clear up also. It was an estate sale and needs a full rehab. I sent him over to the house last week with a handwritten letter saying that we are a neighborhood family with friends on the block and we are interested in the house. We haven't gotten a response yet.

What is the best course of action to start a dialogue with the owner? Like I said this house needs a full rehab as well as it being in a bad location (think right on the train tracks) However, I know we can make it beautiful and we want to raise our family there.

Should I send another letter? Have my husband go by again?

Welcome to BP. I am from NY as well (Long Island). I am looking to get into some mulit family units however there are pretty scarce and $$$ around here. Are they more available in your area? Maybe we can network and possibly work together or share information?

Hey there,

Being a former Queens girl I know that Flushing is a great area. The area down by Main Street is pretty built up with apartment buildings but try going closer to the area near Flushing HS. Great access to Manhattan and all that Queens has to offer. GL, let me know if you want to network.

Hi Robert,
Welcome to BP. I am new here also working as a team with my spouse. Should be interesting... We are located in NY but one of our goals is to own property in CA since we love it there and would like a reason to spend more time there. What type of REI are you interested in? We are mainly looking into fix and flip and rehabbing in order to build some cash reserves to start acquiring buy and hold properties. We haven't made our first deal yet, as we are in the very beginning stages of our REI business. Let's keep in touch and maybe we can do a deal in CA one day! Good Luck!

Welcome! I just joined also and I am in the same boat as you. My husband has the construction background, we have a money person and its my job to find the deals. I have very cold feet also (icy actually!) but I am excited to begin this journey. We are located in NY. I would also be interested in that map you mentioned as we probably wouldn't start investing in our area but in an area with more affordable prices. Keep me posted! Good luck to you!
