Hello everyone!

I have been doing some research on generating my own leads and want to see what others in the mortgage industry are doing and using.

In the past, the companies I have worked for usually have a website that generates leads, which then gets added to a CRM they've already set up OR I'll have a personal page designed by the company where I can direct people to fill out an application or learn more about our programs, etc.

Since then I have been looking into separate programs/software so that I'm able to generate my own leads and want to see what others in my position have used or are using that they've seen the best results with and doesn't cost a fortune or require tons of hours to set up. Some of the ones I've checked out are HubSpot, Jungo, Velocify, Agentmarketing, sharperagent, linkedin premier and mailchimp.

I would love the ability to meet every referral partner and lead face to face, unfortunately there isn't enough time in the day for that and most of my business is nowhere near where I'm located.

I don't mind learning a new CRM or updating/organizing all my contacts and referral partners, I would just like to hear everyone's insight on what route they went and found the most effective. Thanks

@Stephanie P. he's not married but I have thrown the idea at him to put any of the properties he's done refinancing into an LLC so they aren't in his name and we could go conforming. I'm just not entirely sure how that process works or if it's even possible but it's worth a try.

@Account Closed he's already in ARMs with the current loans, so he is only interested in getting them into fixed rates.

Hey Everybody, new to biggerpockets so I apologize in advance if this is a rookie post but hopefully someone can help the situation I've run into. Thanks

A borrower I refinanced 5 out of 15 investment properties for a couple months back wants to refi a different 5 now. He has 15 total financed properties currently which is the main reason he's not able to go conforming. With the previous 5 properties I found an investor program where rates were in the low 5% range based on his criteria. Does anyone out there know of a lender or program that allows his number of properties financed and interest rates for 30 year fixed are in the low 5% range?

Excellent credit, C/O 75% LTV, Investment property, SFR (2 of the 5 are 2-4 units), Full Doc, all properties located in northern CA.
