@Elizabeth Harvey hello! Off market deals can be great! The trick is finding them. The best advice I can give you is to start putting yourself out there and network with with some investors, agents, etc. in your area. Join local Real Estate Investors Association, start talking to family, friends, everyone. Tell them that you’re interested in investing and who knows, you may just get lucky and find that off market deal! Also, don’t let the market keep you from investing in your future! You should always pay attention to the market of course, but don’t let it overwhelm you. I hope you have luck!

@Cole Atkinson hey! I saw that you mentioned you couldn't find an REIA. If you have Facebook, look up and join Bluegrass Real Estate Investors Group. It's one of the better groups I've found in this area! I put myself out there in the group a while back and I made some great contacts. So if I have any advice, it's to join that group (or a similar one) and just put yourself out there with what you're looking for and what you have to offer. I'm willing to be you'll get something!
