Man, I hate hearing stories like this. I'm in the Richmond as well, I'd like to message you if you don't mind?

You may be through the worst, like you said hoping for no more major problems. It might be worth it to get a 2nd opinion from another inspector (I have some great ones if you need recommendations). They aren't fortune tellers, as you know, but might help you make this very big decision.

If you decide to sell, I'd wait at least until after the 1st of the year. Things have really slowed down because of the holiday season here. Happy to help any way I can!

Single-family residence fix & flip investment.

Purchase price: $201,000
Sale price: $350,000

Cute house in heart of Mechanicsville, VA! It was purchased originally at a foreclosure auction. The renovation took 3 months and it sold relatively quickly for asking price!

Foreclosure auction listing in local newspaper, highest bidder!

How did you add value to the deal?

I was the real estate agent that helped evaluate the ARV and sold the property once the renovation was complete!

Great flip, my clients were happy with the profit they made.

Working as an agent as your side gig from your full-time job is possible and a great way to learn about the market. I did this for many years. You'll get access to the MLS, and get good at evaluating properties and opportunities in the market.

Please share your "Why?"

Here's mine: Personally, I believe in real estate investing  because I don't believe in job security.

This has been my experience...I have worked since I was 15 years old, mostly for small businesses and I have had paychecks bounce and have shown up to the office to find the electric bill wasn't paid and the lights and phone systems were down, to name a few. I dedicated over 20 years to these businesses and learned that I cannot rely on a paycheck.

Real estate had been my "side gig" for many years, as an agent. I've been fortunate to work with investors and have learned a lot from helping them over the years. I've studied the market and seen many shifts and changes over the last 18 years. I've also seen my clients investments grow and many times thought, I wish I'd bought an investment property for myself, then...then...then...

I see owning property as a more secure source of income in the long run.

So, Why do you believe in real estate investing?

My wife and I "accidentally" house hacked a duplex in Richmond we bought in 2016 when we had no idea what we were doing and it's been the best financial decision we've ever made. It kept our living expenses extremely low for years and now that we recently moved to a bigger SFH home for our growing family the cash flow is incredible.

I only wish I had intentionally known about the strategy earlier and repeated the process a couple more times.  Good luck on your journey, you're of to an awesome start!
