I can say from experience that 1 million doesn't go as far as you think it does. I recently sold my company and am in this position. For me it's not enough money to retire, but I also live in Boulder CO which isn't a cheap area. Personally I have paid off one of my rentals, put some money into dividend stocks and am wholesaling properties as I like to keep my cash flow coming quick. I don't personally like locking up all my cash in rehabs.

Matt, I don't rehabs much anymore. I prefer wholesaling deals. 

Regarding the profit margin. If your paying a 6% real estate commission to sell your flips you shoul reevaluate your negotiating skills. I pay my listing agent $500 and pay a buyers agent 2.8%   If you do any volume selling properties you should have no problem negotiating a similar rate.

We've had a contractor bid the property and his estimate including adding a 2 car garage was $70,000.00. If you decide to purchase the home from house, we can also provide you with the contractor if needed, or you're free to use your own.

I'm looking for Colorado SFR for rehabing with the following criteria:

1. $50k + in after fix up profit potential;
2. Single family homes.
3. Budget, up to 1 million; we will buy all deals in cash

Message with if you can provide Colorado properties please. I'm happy to pay a wholesaler or real estate agent if you bring me deals. For real estate agents, I wont sign an exclusive contract with you, but I will work with you if you bring me deals.

This is my 1st pop top and I'm curios what roughly I should be paying per sq foot for a 900 sq/ft house. I'm curious what the cost would be roughly with out a bathroom and what it would be with a bathroom. I know that this varies depending on many factors but I'm just looking for estimated of a range. 

If anyone has a good contract in Denver they can refer that would also be helpful. Thank you

Loolong for a referral to a Denver contractor that can help us with a fix and flip pop top. We're looking to add an additional room and garage and remodel a 900 square foot house.

Were flipping the house so we are looking for someone that can offer affordable work while doing a good job.

This will be my first pop top so I'm also looking for help on what we should roughly be paying a contractor for the pop top and 1 car garage.
