Values of homes don't matter in the short term as long as you have the funds/cash flow to cover your debt service.

If you feel a market correction is going to happen in the near future, I would recommend putting more money down on deals (on good deals that would make sense at a lower down payment as well). Decreasing your leverage and risk.

It is certainly within your right to ask for pictures of the work that you are paying for.

Creating a larger paper trail is a good idea. Reach out to any of his emergency contacts and possibly stop by to see if he is okay.

You can look at crime data, but if you don't live in the area there is really no way to tell. You will have to lean on your PM or realtor.
