There is no minimum in my eyes. Often people think this is only for the uber-wealthy, but I disagree. I think taking care of all the hassle and confusion for those left behind is invaluable.

In my opinion, start local! You're in a more expensive market, but I am happy to connect you with a good friend in your area if you have the capital to do so. If not, I am bullish on the Utah market. (I've posted a few times about that on my profile if you care to read my take.)

Finally, On The Market (a new BP podcast) recently gave their top 8 markets. I'd just run with one of their suggestions.

You have to get that deal first, then pay off the loans. It may be harder to finance given that your student loans negatively affect your DTI, but by acquiring this property you then have a cash-flowing asset to help you pay down.

Jean, I would use that money for a downpayment on a rental (or house hack if you don't currently own where you live). Saving up a massive downpayment for a home is not as beneficial as many people think. The difference in mortgage payment for every $1,000 in down payment is only $5 per month. 

In addition, interest rates will continue to increase this year so the sooner you can get into a property the better.

Interesting scenario.

I would personally not allow this in my properties, as I wouldn't have control over who is coming and going. However, I would consider this if the lessee pays me a premium.

Just my take on it, I've heard of others who have done it and it has gone well.

I am familiar with the things that all the podcasts say to look for in a realtor, but I want to hear it from the investors themselves.
