@Cynthia Miller: most of what you state is very true.

There are actually contractors though, that do a decent job for a decent price, but it's less than 20% of the contractor population. 

The tenants are adept at taking a mile if you give them an inch. So, you have to have dependable systems in place to stay on top of their rent payments.

@Brandon Parkes: Unfortunately, everything said above is pretty true!

Over half the PM's in Detroit aren't even properly licensed.

What surprises us is how many owners accept poor BASIC service and hold out hope for months that things will get better:( If anything, you get excuses and better service for a month or two, and then it's back to their normal (bad) service. At a bare minimum, you should consistently be getting monthly statements, and supporting documentation for any expenses.

Grab all the lease data you can, while you can, if they have it online for you to access.

@Stephanie Niles: just be careful what & where you buy in Detroit. 

We've seen too many investor buy supposed rehabbed turn-keys, only to find out they got burned when they hire us to manage them and we provide an Evaluation Video showing he true condition.

@Myrl Paschke If you're looking for the highest potential cashflow near you, go to Flint. 2nd would be Pontiac. Just be prepared for a lot of tenant-related headaches.

For less tenant headaches, but lower cashflow, Waterford & Auburn Hills are both off I-75 and easy for you to get to.

Have you attended any of the local investment meeting?
