Alright, a little more info for you guys.

I'm 29, I just bought my first house a year ago with my wife, and we just had our first child about a month ago. As far as investing, I need low risk right now, to build some income I can use to play seriously with in the future. I also need something thats easy to manage, as I work full time, attend a nursing program at the college here, and just landed our first big contract with the corporate security and access control company I own. So, I'm quite busy with a new child, work, school and a business. Thats the reason for my initial interest in Lien investing. I don't have time to be a land lord, and right now, I can't afford to take that high of a risk, unless of course you guys have some advice on that as well. :)

As for why I choose now to invest? The added income from my business is about to quadruple, and honestly, I need something to do with it. On top of that, I like the liquidity of Real Estate, and the fact that you can move as fast, or as slow as you want to, from what it seems. Thats about it, feel free to ask anymore questions you have! And thanks for hte welcome!

I've heard that research is absolutely vital in the process, so I certainly plan on taking my time to make sure that the lien I purchase is worth it. Right now, the interest is what I'm looking for. If I happen to get the chance at foreclosure proceedings on some property, thats a bonus. I would hope that anything I buy into will be worth bringing to foreclosure. I have a cousin in law who is a Real Estate Attorney in the Minneapolis area, so I'll certainly be digging into her wealth of knowledge. Thanks for the replies so far! I guess my next question then, is what sort of Liens are senior to a tax lien? I read a little on an older topic, and remember something abut the IRS.

I've been reading up on this, and have become very interested in it. It looks to be rather inexpensive, in terms of most real estate ventures, and the risks look very manageable. Has anyone had any experience with this type of investing?

Hello all, just a quick intro.

My name is Matt, I live in Fergus Falls, Mn and I am a complete newbie when it comes to Real Estate. I'm looking to get into the business for one main reason, financial freedom. I don't expect riches overnight, I just want the feeling of positive progress.
