@Ethan Giller..thanks for the feed back. Let me specify a bit more, major reno(plumbing work, electrical, kitchens) permits a must hands on GC preferable. Least expensive investment possible, needs boiler system. Flooring has tile and wood, no street work required. Im looking at 2300 sq./ft. 3 units about 760 sq./ft each unit. Hopefully much better to get an estimated number.

Hey BP, newbie here in need of some direction, exploring a deal from a family member that does not want to keep the MF anymore. Has FHA loan 75%LTV needs rehab work 25-30K. Potential Cash flow of $2600/mo current mortgage of $1150. I currently have conventional loan for my first property, so was thinking of assumption loan with current mortgage current rate of 5.5%. However encountering roadblocks getting traditional financing from underwriters as owner occuppied. Exploring ideas like Quit Claim Deed to get refi options available maybe placing it under LLC. Needs some ideas or assistance how to pull this buy and hold property.

Hey BP community..newbie here and in search for some opportunities and guidance. Also from NYC trying to invest in our next door neighbor north east New Jersey area. Flirted with the idea of East Orange but the taxes seem to spell eating of profits. Looking into doing the strategy of buy rehab rent refi deals. Trying to make at least some decent return on the refi if possible. Hitting road blocks on the MLS, everything that appears good is under contract.
