Normally the bank clears any tax liens (if they weren't part of escrow already) before the foreclosure as the tax liens are superior than the mortgage Any other liens under the 1st position mortgage should be wiped out
Dodd frank does not apply to land. In Louisiana, bond for deeds work quite well for owner financing land on terms . Some attorneys still refer to them as credit sales Sent from iPhone

I concur with the above Was this a tax lien sale or an adjudication sale? Which parish? Big difference I do 5-10 of these a year if you would simply like to sell your interest to somebody "local"

There are private lending opportunities around the Lafayette area where you could make 10-12% in 3-4 months.

There's plenty of us in Louisiana who help others so feel free to ask questions 1. If you plan on wholesaling, you should never need a hard money lender 2. If you do something other than wholesaling and need hard money, nobody that I've heard of will offer no money down. Every body is going to require some skin in the game, especially for somebody who's just starting out 3. However, if you come across a deal at 50% or less of arv, and would like to joint venture, I do private lending in some cases. NOTE: the deal has to be really good and a clear and quick exit strategy has to be defined and laid out. 4. Educate yourself , either through free means of YouTube or podcasts, or paid education 5.
