Hello All,
In a previous post, I discussed a very erratic and disgruntled tenant who was dissatisfied with her bathroom paint job and rules against having a dog and smoking. This tenant became erratic and yesterday evening I came home to find that my building was tagged. Her boyfriend later that day admitted that they were in cahoots and paid someone to do it. I have begun the process for At Fault Eviction, and am currently interviewing Lawyers in the area. If you have a strong referral, it would be greatly appreciated.

Thank you All for your response. Things have taken a serious turn for the worse, the tenant and her boyfriend defaced and tagged on my property in retaliation of my refusal to accommodate her wants. I need an eviction attorney for an "At Fault Eviction in the Los Angeles Area" Please provide referrals if you have any. Thank you all.

Hello All,
Looking for some advice. I have a 4 unit that I purchased a year or so ago in which I inherited two section 8 tenants.
We fully renovated the two vacant units and were able to deck them out with amenities. The existing tenants had a no pet lease, and they also have units with complete carpet so it wouldn't be best for a pet. With the new units we were able to use hardwood flooring so we were open to allow a small pet. Now the old tenant believes she should also be able to have a pet, even though her lease doesn't say so, additionally, she also wants a washer-dryer, like the other units.
Ive explained the reasons why that is not possible but she doesn't seem to understand the logic.
What do you all recommend?
Her unit is super old and I really want to renovate it, but she doesn't want to move. Does anyone have experience with this?

@Carley M. do you care to share how you got your second property ? Did you keep your NACA mortgage or did you refi and pull out ? I'm the Los Angeles market so it's tricky to just save 20% for the second. Curious on strategies people are using as the Naca mortgage interest rate is so amazing .
